2.4 除本协议另有规定外,在租期内,若承租方需提前终止租约,其必须提前30天书面通知出租方,租约自通知到达出租方后30天届满之日起终止.在此情况下,承租方不承担违约责任及赔偿.
三、租金：
3.1 租金每月为人民币 2000 元（含税价）,包括所租房屋内的出租方所提供的家具和电器 （见附件二）的使用费,电话和宽带的初装费和有线电视的初装费.房租完税发票费及手续费由出租方承担.
3.2 租金以人民币每6个月支付一次,每次支付6个月租金.
3.3 本租约签订后的前半年含税租金及后半年税费 共计 13200元,承租方应于签约后 5个工作日内全额支付给出租方.出租方应该在承租方付款之日起15个工作日内向承租方提供税务局出具的正式、合法的发票.若未能提供,则视作出租方违约,承租方有权暂停支付租金直至收到出租方的第一次租金的正式发票.
3.4 承租方应在 2010年7月9日 前支付后半年租金（不含税） 10800 元.
四、押金：
4.1 自本租约签订之日起5个工作日之内,承租方应向出租方缴付相当于 贰 个月租金额的租赁押金,共计人民币 4000 元 .租期届满且承租方不再续租的,或租约提前终止或解除的,出租方应在租赁关系终止后,并在承租方将水、电、天然气使用费以及电话费、宽带费付清后的15个工作日内将押金退还给承租方（不计利息）.
4.2 如承租方未能按约定向出租方如期支付租金,出租方有权据此以押金抵付应付租金或因此而发生的其他费用,但是由于出租方过错所造成的延期付款情况除外 (参见第3.1款和第3.2款）
4.3 如发生第4.2的条款情况,且押金不足抵付时,承租方必须在接到出租方付款通知后15个工作日内补
足应付款项.
